We work with investors who are under contract,  have possession, or would like to buy an investment property.

​We can cross collateralize properties if your funding needs exceed the equity in a single property. We only write loans for investment properties. We can not lend against a home you live in. In most cases we require a first position lien on deed to secure the loan.

WHAT ARE THE LOAN TERMS?

Interest rates on hard money loans are higher compared to bank financing. However, the increased interest expense is a trade-off for faster access to capital, a less stringent approval process, flexibility in in the repayment schedule, and no closing points. We offer interest only loans with up to 24 months to pay back. You pay only the interest due each month until the loan is paid back in full.
